Flood Zones: Check FEMA maps to see if the land is in a high-risk flood area. Land in flood zones can be harder to build on, may require costly elevation work, and often needs expensive flood insurance. Most buyers avoid it because of the long-term risks and added costs.
Wetlands: Does the land have protected wetlands? This could mean you can't use or build on parts of it.
Property Size: County records can sometimes be wrong about how big a property is. Always re-measure manually to be sure.
